Hairini Renovation Project

Transforming this spacious six bedroom home into two separate living zones, ideal for accommodating two families comfortably and independent.

Standing tall with six-bedrooms, two kitchens, two bathrooms, and two living and dining areas, the Hairini home was an imposing old house in desperate need of some revitalisation to bring it up to a ‘healthy home’ standard and breathe new life into the property.

Its new owners wanted to do just that, as well as convert it into two separate living zones. That’s where TUIT Design & Build comes in. Brought on board to undertake the building works, spatial and interior design and project management, the team jumped at the chance to get involved.

After an initial site meeting, the interior and exterior plans were drawn up and in November 2023, work began. Our client’s design preference favoured a simple, open-plan living concept with spacious bedrooms. A fresh white colour palette was chosen and this was complemented by warmer tones in the wood-look flooring and exterior timber decking, reflecting a classic, modern style inspired by their previous projects.

In order to transform this into two separate living zones there were major renovations done. These included resizing hallways to accommodate larger bedrooms and bathrooms, removing walls to create two open-plan kitchens and installing additional wardrobes for storage. The internal stairwell was also closed off to fully separate the two areas.

Regular meetings on site ensured there was constant and effective communication between our client and the TUIT team so challenges could be addressed head on, solutions could be found easily and a strong trust was built.

One of the biggest challenges faced during the project was navigating the Christmas close-down period. This required careful selection of all those involved to ensure a willingness to work around this time in order to avoid any delays. Despite some initial set-backs in internal plastering and painting, proactive project management meant there was enough progress in other areas to ensure the project finished within the original timeframe.

Another area to consider was budget, especially in today’s environment. It was realistic for the project but some on site changes meant that some of the 15 percent contingency budget also needed to be utilised. The budget also influenced decisions on finishing touches and colours but the TUIT team was able to carefully consider many suppliers' stocked ranges to allocate funds effectively.

This renovation successfully transformed the dated Hairini property into two modern, functional homes delivered with a high standard of craftsmanship. Effective project management, creative design solutions and transparent communication were key factors in achieving this outcome, ensuring happy clients and another successful project for TUIT Design & Build.

We recently had the pleasure of working with Tuit Design & Build for the complete renovation of our property in Hairini. This large project took place over 4 months on a three-story house that was stripped out and given a new lease on life. Fahad and his build team did an excellent job, particularly with the replacement decks, balustrades and stairs which turned out beautifully. The design work provided by Kaitlin was incredibly helpful, allowing us to realise our vision for the project.

The company is owned and managed by a couple who were fully responsible for overseeing the entire project, including organising and coordinating all the other tradespeople involved. Their communication skills were overall great, we did experience some breakdowns in communication regarding budget versus spend. However, these issues were resolved satisfactorily.

As with any large project, we faced some challenges. For us it was the painters contracted to paint the full exterior and interior of the property, but Kaitlin and Fahad handled these issues without causing us any stress and the painting work got done. Additionally, some plumbing issues arose after the project was completed, but they addressed it and got it fixed promptly. They also allowed us to be as involved when we had time and wanted to, which we really enjoyed, as we were able to do a lot of the initial demo of the old kitchens etc ourselves. They made the whole process very low stress, which helped us enjoy the project overall.
